Appliance, flue route and system.
Four services, with the ID card shown and the categories published.
A boiler that was never properly commissioned runs badly for its whole life and tends to void its own warranty. We commission and benchmark, we check the flue route and termination against the regulations rather than against what fitted, and we notify work that is notifiable. Shortcuts here are invisible for about two winters.
Appliance, flue route and system.
Written, with exclusions.
To the regulations, not to what fits.
Benchmarked and documented.
Before the twelve months expire.
Appliances and flues.
Issued to you promptly.
CO alarms and any defects.
The check is at intervals of no more than twelve months, the existing tenant gets a copy within twenty-eight days and a new tenant gets one at the start of the tenancy. We issue promptly because those dates are the landlord's duty and missing them is a real exposure. We will also tell you where a carbon monoxide alarm is now required.
Most plumbing calls are a leak that has been running longer than anyone realised, so the first job is finding the actual source rather than the wettest point. We will say when a repair is a stopgap and a replacement is the real answer, because patching a failing cylinder repeatedly costs more than changing it once.
The source, not the symptom.
Before anything else.
Or say replacement is honest.
Checked under pressure.
To the room, not to the catalogue.
Condensate and routes planned.
Under F-gas certification.
Leak checks where required.
Handling fluorinated refrigerants requires F-gas certification, and anyone recovering or charging refrigerant without it is working unlawfully and venting a potent greenhouse gas. We hold it. We also carry out the leak checking that applies to larger systems, which is a duty on the equipment operator rather than an optional service.
